F.A.Q.

Frequently Asked Questions

Below I have collected the most frequently asked questions about architectural design, technical supervision, energy certification, and expert services. If you cannot find the answer, please contact me.

How does the design process work?

The joint work always starts with a consultation, where we discuss the needs, the goal of the project, the characteristics of the plot or property, and the planned budget. This is followed by the preparation and conceptual design phase, and then the preparation of the necessary permitting or notification documentation. Upon request, the process can also continue with the preparation of construction plans and professional support during construction.

How long does the design process take?

This always depends on the type and complexity of the project and the number of consultations. The preparation and design of a smaller-scale residential project take less time, while for a more complex investment involving multiple stakeholders, the process can be longer. An exact duration can be determined after the first consultation.

How long does it take to get a building permit?

The administration time depends on the type of procedure. Different deadlines apply for simple notification, townscape procedure, or building permit. The duration of the procedure can also be affected by whether the involvement of specialized authorities or the submission of missing documents is required. During the design phase, I always help clarify which procedure is required for the given project.

What kind of projects can I help with?

My services include architectural design, conceptual design preparation, plan documentation related to simple notification or permitting, technical supervision, responsible technical management, building energetics consulting, authentic energy performance certificate preparation, design review, and pre-purchase property inspection.

Do you also undertake the design of family houses?

Yes, I have participated in the design of numerous family houses nationwide, from smaller-scale residential buildings to unique properties with larger floor areas. During the design, functional layout, economical feasibility, and long-term usability are important considerations.

Do you also undertake condominium or larger investment projects?

Yes. I have participated in several condominium, institutional, and larger development projects on the design, project management, or client representation side. The service is always tailored to the size and needs of the given project.

What is a design review, and when is it worth using?

A design review is a written professional opinion that helps assess whether a completed or ongoing plan meets professional, functional, and practical expectations. It can be particularly useful if you are uncertain about the quality of the plan you received, or if you would like an independent second professional opinion.

What does a pre-purchase property inspection mean?

During the pre-purchase property inspection, I examine the technical condition of the property so that hidden defects, structural problems, energetic or other risks can be revealed before the decision is made. In many cases, this helps avoid subsequent unpleasant surprises and significant extra costs.

When is an energy performance certificate required?

An energy performance certificate is generally required when putting a new building into use, or when selling or renting an existing property. In addition, it can also be essential for certain grant applications and matters related to energy modernizations.

What is the difference between energy consulting and a certificate?

The energy performance certificate is an official document that shows the energy rating of a given building. Energy consulting, on the other hand, is broader professional support: it reveals the main problems of energy consumption and provides recommendations for modernization options as well as reducing operating costs.

Do you only undertake on-site work, or is online consultation also possible?

The initial contact and numerous consultations can also be managed online. For certain services – such as on-site inspection, condition assessment, or technical supervision – personal presence is, of course, required.

How can I request a quote?

To request a quote, it is enough to briefly describe the type of project, its location, the current status, and the most important questions. The more precise information I receive at the start, the faster and more accurately I can provide feedback.
